Plans to demolish part of Newcastle shopping centre submitted to council
Plans to demolish part of a town centre shopping centre have been submitted to Newcastle Borough Council.
York Place is set to be stripped back as part of regeneration of the site to form new apartments.
Developer Capital & Centric is seeking permission from the borough authority for demolition and other enabling works to take place at the shopping centre. Proposals to convert the site into mixed residential and retail use will come forward in a separate application.
A heritage statement submitted as part of the demolition application said: "The proposed works would see the building complex stripped back to its primary structural frame and slab, with any supporting structural work to be retained where it supports the primary frame. The masonry of the frontage to Fogg Street West is to be retained, and the ground level retaining structure in the eastern extent of the site is to be retained. This will result in a partially vacant site.
"The stripping back of the existing complex, exposure of the frame and partial demolition would result in temporary diminution in the appearance of the site that would, as a result of the contribution made by the existing building, result in a very low and temporary level of less than substantial harm to the conservation area. This harm could be reduced or eliminated by effective site management and visual containment by hoardings."
Capital & Centric was appointed by the borough council to oversee plans for the redevelopment of York Place last year. A report to the council's Economy and Place Scrutiny Committee said: "The design is at the early stages, but the current proposals forecast the provision of 47 modern apartments for young professionals, downsizers and families."
Cabinet members have welcomed Capital & Centric's approach to redevelop using the existing structure. Speaking last month, Councillor Stephen Sweeney, portfolio holder for finance, town centres and growth, said: "Part of Capital & Centric's philosophy is not to just flatten things, it's to reuse them.
"They're going to take all in the innards out of York Place and leave the frame, and build around that frame. This is an excellent idea."
