Plans for a new flat inside a pub in Stoke-on-Trent have been rejected by the local council for a second time.

George & Dragon, on Heathcote Road in Longton, is currently used as a pub on the ground floor and as flats on the first floor.

Bosworth Properties Limited applied for permission in August 2023 to transform kitchen and storage space into a one-bedroom flat but the plans were rejected on the basis that the unit would be "a poor and unacceptable living environment".

In January 2024, the applicant submitted another proposal to turn redundant space next to the men's toilets into a one-bedroom flat, containing a kitchen, bedroom, ensuite and living space.

Previous plans to turn the kitchen and storage space into a flat were rejected last year (Nub News).

These plans were again rejected by the council on 14 March and a report said: "The proposed conversion to a self-contained residential unit would result in a poor and unacceptable living environment for potential residential occupiers to the detriment of amenity and contrary to established policy guidance."

Potteries Heritage Society also submitted an objection to the plans, stating: "Although the proposed layout is a little improved upon the previous application, the concept is fundamentally the same and our response is unchanged.

"The Society objects to the change of use of part of a town centre public house as the location of the ground floor flat is not compatible with the existing use.

"We remain concerned about the proximity of the living space to the function room and toilets of the public house, as well as a lack of natural light."
