Plans for new flats on vacant land in Stoke-on-Trent rejected by council
Plans for brand-new flats on vacant land in Stoke-on-Trent have been rejected by the council this week.
The applicant, Mr Singh, approached the council for permission to build six self-contained one-bedroom flats on Regina Street in Smallthorne.
A two-storey building was proposed, with three flats containing a bedroom, bathroom and shared living kitchen area on each floor.
New vehicle access would have also been built along with a parking area for up to six cars and six bicycles.
Highways supported the application and said: "The proposal is situated within an existing residential area and close to a local centre offering easy access to a range of services.
"Ford Green Road is well served by public transport and further services and facilities are accessible on foot and by bicycle. It can therefore be concluded that the proposal is appropriate in accessibility."
However the council raised concerns regarding design and residential amenity and refused the application.
An Officers Report states: "This design fails to respect both street scenes by not reflecting the prevailing pattern of development in terms of the built up character of Ford Green Road and with the design of the building providing a blank side elevation from this viewpoint.
"The proposals raise significant detrimental concerns for design, residential amenity in the form of poor levels of light, outlook and waste provision for future occupants. As such, the application is recommended for refusal."
