Affordable homes could be built on vacant land in Newcastle-under-Lyme if plans are given the green light

New homes and apartment blocks could be built on land next to a medical supplies manufacturing site if plans are given the green light.

The proposals for vacant land at Reliance Medical off West Avenue, Talke, include 15 affordable homes.

In total 55 new homes are planned – and work could start on the site early next year if the application submitted to Newcastle Borough Council is approved, an affordable housing statement said. Three detached apartment blocks providing 11 flats and 44 houses are earmarked for the site.

A design and access statement submitted as part of the application said: "The split of different residential units ensures that the development is reflective of the local demand by catering for single individuals, young couples, young families and families with older children as well as older couples looking to downsize.

"The house types have generally been designed as two storey semi-detached and detached properties to maximise the development site, each with a driveway space to ensure that each benefits from two off-road parking spaces as well as a shed for cycle storage. Plots 8 and 9, in the south-east corner of the site, have been designed as three-storey houses to suit the natural topography of the site and ensuring that many of the mature trees can be retained and their roots not compromised.

Three detached apartment blocks providing 11 flats and 44 houses are earmarked for the site (Newcastle Borough Council).

"Further to this, each apartment is provided with private parking, one space for one bedroomed apartments and two spaces for two bedroomed apartments. Each block has a designated, secure, cycle storage area.

"The scale and massing of the proposed dwellings have been designed to be consistent with those on the neighbouring developments including ensuring that the ridge heights of the proposed dwellings will be in close proximity with those on Bowling Alley Street to minimise any visual impact to the surrounding area. The location of the apartments has been well thought out, being located next to the quite imposing Reliance Medical building and these have been split across three blocks.

"The design of the apartments has been undertaken with an emphasis on amenity space, with each apartment benefiting from an external terrace/balcony area of circa 15m2 and located so as not to overlook any private garden areas of the neighbouring houses. In addition to the private terrace/balcony areas, a communal garden area of circa 105m2 is provided which, whilst offering an obvious benefit to the occupiers of the apartments also provides an attractive, landscaped area in an important part of the site."
