Seven houses could be built on previously developed land in Stoke-on-Trent

Seven new houses could be built on vacant land in Stoke-on-Trent if a planning application is approved.

Trubuild Homes Ltd has submitted an application to Stoke-on-Trent City Council to built seven three and four-bedroom houses at a site on Drubbery Lane in Blurton.

The land, which is surrounded by a residential area, was previously home to a building which has now been demolished.

A Design and Access statement submitted with the application stated: "The site presently has very little of landscape interest having fallen into a state of untidiness since the original building was demolished and the site laid vacant." 

In June 2024, a previous application, submitted by Trubuild Homes Ltd to build nine houses on the land was refused.

A report, submitted by planning officers regarding the previous application stated: "The proposals are considered to fail to respond to the irregularity of the site through the creation of poor urban design, present unacceptable levels of amenity for potential future occupiers, as well as failing to provide appropriate mitigation in response to flood risk and accordingly, is recommended for a refusal."

The new application, for seven houses, also proposes 16 car park spaces on the site.

The application states: "The provision of seven residential units within this sustainable location would support the National and Local Policy objectives to make the most effective and efficient use of the previously developed site.

"The proposed residential use will be compatible with surrounding development, which is predominantly residential, and will also contribute towards meeting local housing need and Stoke's housing targets."

The Local FLooding agency has objected to the new proposals and has asked for further information, including a site-specific Sustainable Drainage Strategy, to be provided so that they can reconsider the application.

Stoke-on-Trent City Council planning officers have yet to make a decision on the application.
