Plans for a brand-new residential development on a former pub site in Stoke-on-Trent have been refused by the local council.

Haleem Enterprises Ltd submitted a planning application for the "erection of four two-bedroomed residential dwellings together with two two-bedroomed residential apartments" on the former Red Lion pub site, on Ruxley Road.

The Red Lion closed in December 2016 and after falling into a state of disrepair, was demolished two years later and the site has been vacant ever since.

Local residents quickly began objecting to the scene, with one neighbour writing: "The height of these buildings will mean that anyone the other side of Ruxley Road will be overlooked. I can't see any mention of how these buildings will be used but the comings and goings from the car park will be dangerous"

Another neighbour, who lives opposite the site, said: "This still remains dangerous as there are no proposed amendments in the application. Highway safety has always been a concern for us having seen several near misses when the site was a public house. Vehicles leaving/entering the site at the blind bend cannot see what is coming until the last second."

An Officer's Report, published by the council this week, says: "The application raises a number of concerns, including design, amenity, highway safety along with out of date information, or lack of information, relating to trees within the site."
