Plans for a new residential development comprising seven terraced homes has been refused by Stoke-on-Trent City Council.

HG Architects Ltd applied for permission to build the homes on vacant land off Fell Street, Smallthorne, back in November.

Each of the homes would have been two-bedroom and have "well-proportioned living and kitchen spaces".

According to the application form, no dedicated parking spaces would be provided, although there is a car park nearby.

These plans were refused last week after objections were received from a Highways department, Environmental Health and neighbours who raised concerns about parking and highway safety.

An Officer's Report, published by the council, says: "Whilst the principle of residential development in this location is considered acceptable in principle, the application as submitted falls short of policy compliance on a number of material planning considerations.

"Based on the information as submitted it is not possible for the case officer or others involved in the assessment to fully assess what is proposed. The application does not provide a clear and unequivocal illustration upon which the application can be determined in respect of noise and amenity impacts as well as the design approach considered.

"The application does not appear to clearly address highway impacts and the conflicting information submitted relating to parking provision on site confuses the application. As such, in the absence of reliable and accurate information the Highways Officer has raised significant concerns which warrant a refusal of the scheme."
