Plans for new homes on brownfield site in Newcastle recommended for approval

Plans to build 39 homes on brownfield land are set to be approved. Durata Development, part of the Aspire Group, is behind the proposals to regenerate the site off Cross Street, in Chesterton.

The scheme would consist of 23 affordable apartments, eight walk-up apartments and eight bungalows. Planning officers at Newcastle Borough Council have recommended the plans for approval, saying they will boost the local housing supply in a 'highly sustainable' location.

The site was previously occupied by 20 maisonettes, which were demolished as they were no longer fit for purpose. Aspire originally secured outline planning permission for 73 supported living apartments on the site as part of a wider masterplan for the area, but these proposals were dropped due to viability concerns.

The latest application will be considered by members of the borough council's planning committee on Tuesday, September 10.

The scheme will consist of 23 affordable apartments, eight walk-up apartments and eight bungalows (Google).

The officers' report to the committee states: "The proposal would provide various social and economic benefits, most notably the construction of new residential properties on a brownfield site within a highly sustainable location within the urban area, which will increase the housing mix and make a contribution to boosting housing supply in the borough.

"It has been demonstrated that there would be no adverse impacts that would significantly and demonstrably outweigh these benefits and therefore, the scheme is recommended for approval."

Vehicular access to the development would be via Cross Street and Kent Grove, and off-street parking spaces would be provided for all of the homes. Highways officer said they were satisfied with the application, following the submission of further details relating to a pedestrian crossing and parking.

Eleven trees on the site would be removed, but officers say that while this is 'unfortunate' the development would result in an overall net increase in trees.
