Plans for a brand-new block of flats in Stoke-on-Trent have been rejected by the local council.

Dawn Property Group Ltd applied for permission to build a block of six one-bedroom flats on land off Clarence Street, Fenton.

Each flat would have been one-bedroom and have storage space, a kitchen/lounge/dining room and a bathroom.

A design and access statement, submitted as part of the application, stated: "The site is considered in a very sustainable location for residential developments. The site has excellent connections to all required amenity provisions, as well as good road network access and public transport links."

However, a total of 11 objection letters were received and a petition against the proposals was signed by more than 300 people.

For example, one neighbour wrote: "What these flats will attract is more trouble for the street and poorly managed will become a substance abuse problem for the street and the park."

These plans were rejected by Stoke-on-Trent City Council last week and an officer's report stated: "The proposals raise fundamental concerns over design, scale, siting and residential amenity that cannot be overcome by conditions along with additional concerns with regard to the disposal of waste and land stability.

"Furthermore, it is worth noting that the applicant has failed to take the opportunity of entering into pre-application discussions with the Local Planning Authority (LPA) prior to the submission of this application."
