A planning application has been submitted for the erection of new commercial units on a vacant allotment site in Stoke-on-Trent.

The plans have been resubmitted by Mr Ramzan after a previous planning application was refused by the council last year.

The applicant plans to build 17 commercial units on vacant land off Brocksford Street, Fenton, which he says "has been fenced off for over 30 years".

A previous planning application for the site was refused last year (Image via planning application).

The 0.98 hectares site would also have 36 parking spaces and 36 full-time members of staff would be employed across the units.

The businesses operating out of the units - which have not yet been confirmed - would operate between 8am and 6pm Monday to Friday and 8am to 1pm on Saturdays.

A Planning Statement, submitted as part of the fresh application, says: "The units would provide a range of uses spanning the use classes Class E(g), B2 and B8 and would provide a range of high-quality starter units, aimed to meet the demand in the local area.

The businesses would be open six days a week and employ 36 members of staff between them (Image via planning application).

"The scheme would also bring forward substantial social and environmental benefits through making efficient use of vacant land in a sustainable location, providing job creation in the local area as well as other indirect benefits, providing substantial landscaping throughout the site, providing off-site biodiversity net gain, and considerably improving the appearance of the site."

The full planning application can be viewed here.
