Plans submitted for residential development on Stoke factory site

An application has come forward to turn a factory site in Stoke-on-Trent into a new residential development with a mix of houses and flats.
The proposed development off Campbell Road in Stoke would include 72 flats and 26 semi-detached houses with a basement car park, cycle storage, and a "communal amenity space".
Ceramics supplier, Pottery Crafts & Tiranti, is currently based on the site, but the building would be demolished under the plans. It is unclear what would happen to the businesses based there if the plans went ahead.
A pre-application for the site was submitted in 2020 and the scheme was amended with the new plans now being reviewed by city planners.
Under the current plans, there would be a central road developed off Campbell Road with houses either side and to the rear of the site there would be two apartment buildings with a staggered hight at three, four then five storeys. A landscaped area would be between the two buildings.

The design and access statement submitted with the application reads: "The application is for the redevelopment of the site at Pottery Crafts Limited, Stoke Factory, Campbell Road, to provide high quality residential accommodation in the form of 72 no. self-contained units (34 x 1 bed units, 24 x 2 bed units & 14 x 3 bed units) and 26 no. semi-detached houses (14 x 3 bed houses & 12 x 4 bed houses), with associated car parking, cycle storage, refuse and recycling storage and communal amenity space.
"Currently, the site is being used as a commercial premises, however, part of the premises is now vacant following the impact on the commercial sector due to Covid-19, and more so, little has been done to the property, especially externally, over the years which has led the building to look tired and in serious need for regeneration, especially in its current state, it contributes little to the character and appearance of the street scene.
"Our proposal provides a high quality residential development in accordance with the Stoke-on-Trent Council policies, plus relevant Regional and National Policies. We have proposed a contemporary scheme which is sympathetic not only to the application site, but also to the surrounding buildings and landscape.
"The proposed scheme has taken on board and address all the issues and comments that were raised during the pre-application process over the last couple years.
"This allows for a scheme that is sympathetic to the site, whilst not only providing 98 additional residential units, it also allows for the opportunity to enhance the application site."
The application is subject to approval by Stoke-on-Trent City Council.
