Fresh plans revealed for new homes on the edge of Stoke-on-Trent

Detailed plans have come forward for three new homes on the edge of Stoke-on-Trent – six months after a previous application was rejected.
Outline permission for the development at Endon Road, Norton Green, was granted on appeal in 2022 after the proposals were refused permission by Stoke-on-Trent City Council.
A reserved matters application, covering details including the site layout, was also turned down by the council in September. It was refused permission because information provided was not considered to be of a sufficient standard to enable the case officer and others involved in the process to fully assess what was proposed.
A fresh application has now come forward for the site. A planning statement submitted as part of the application said: "A hybrid (full and outline) permission was applied for to demolish the existing buildings on the site and replace them with three detached properties; this was refused on the grounds of Norton Green not being a village, the development not qualifying for very special circumstances, and, therefore, harmful to the openness of the Green Belt.
"The appeal allowed full permission for the demolition of the buildings and the outline permission for the three dwellings. However, all matters were reserved, and the permission was subject to pre-commencement conditions.
"This full planning application proposes the erection of three dwellings on the site and establishes all details, including design, appearance, drainage, trees, highways and access. Furthermore, the proposal includes an extension to the access road on the site to allow access to the rear plot for agricultural maintenance.
"Two dwelling designs are proposed: house type one will feature a wider front gable with a bay window below (and) house type two will feature a narrower front gable with an integral garage below. The dwellings will each be four-bedroom properties."
