An agricultural building in North Staffordshire could be converted into three residential units if a planning application is approved.

Stewarts Farm, on Brookhouse Lane in Stoke-on-Trent, has submitted a cross-boundary planning application to Staffordshire Moorlands District Council and Stoke-on-Trent City Council for prior approval to change the use of an agricultural building into three residential dwellings.

The applicant is seeking to convert an agricultural building – currently used for the keeping of pigs and goats – into three dwellings, each with three bedrooms.

The planning statement submitted alongside the application states: "Each dwelling will have a gross internal floor area of 149.6 square metres and will have accommodation comprising of an open plan lounge / kitchen / dining room, three ensuite bedrooms, entrance hall and cloakroom."

Each unit would also have access to two off-street parking spaces and an area of private amenity space.

The applicant conducted a Structural Survey which concluded "the building to be structurally stable and able to support the envelope of a conversion to habitable use".

The planning statement also explains that the proposed development has been "carefully designed to retain the agricultural character and simple form of the existing building".

It adds: "The proposed external materials have been selected to provide a contemporary but appropriately rural appearance".

The Stoke-on-Trent Lead Local Flood Authority has objected to the proposal in its current form saying that a site-specific Flood Risk Assessment and Sustainable Drainage Strategy should be submitted.

Stoke-on-Trent City Council and Staffordshire Moorlands District Council have yet to make a decision about the proposal.

Staffordshire Moorlands District Council says that the public consultation period began on 26 August and will end on 16 September 2026.
