Maintenance Operative

Hours: 37 Hours per week

Location: Based at our Head Office, Festival Park, Stoke on Trent with regular travel to our Housing Sites across Stoke on Trent and Walsall.

Salary: £25,832.00 per annum

Are you an experienced Maintenance Operative looking for a role within an Organisation that is at the heart of helping people to thrive? If so, this role may be for you. Since 1974, as a Registered Provider of Social Housing and Supported Accommodation we have been supporting those in need.

We are looking for an experienced Maintenance Operative to join our team at our Stoke on Trent Head Office. You will play a key role in delivering housing and support services to customers who have been referred through the Local Authority and other service providers, ensuring appropriate safeguarding protocols are adhered to.

Some of your Key Responsibilities will include:

  • Undertaking all aspects of general maintenance across our Housing Schemes within Stoke on Trent and Walsall. This will include joinery, tiling, painting, paving, drainage and plumbing to ensure that properties are refurnished or repaired to lettable standards
  • Helping to deliver a great place to live for our tenants - building furniture, removals, grounds and site clearance and ensuring properties are clean and tidy
  • Scheduling your own workload to complete repairs in a timely manner and in accordance with our Service Level Agreements and KPIs and minimising the time that properties are empty
  • Communicating with customers to ensure inconvenience and disruption to their lives is minimised
  • Recording all work performed using digital cameras, email and other electronic recording systems
  • Carrying out building Health & Safety checks and raising works orders to rectify identified issues, escalating serious risks as appropriate
  • Adopting a multi - skilled whole job repair approach to work, that achieves Karbon and recognised industry standards of compliance, quality and productivity
  • Working in a collaborative way providing support and assistance to colleagues, subcontractors, and customers throughout the repairs process
  • Adhering to all Health and Safety legislation, and risk management processes and procedures that are in place. Working in a way that promotes positively safe working methods and a safe working culture
  • Contributing to the continuous improvement of the service, by developing initiatives and working positively to champion and implement any new ideas / processes that are introduced
  • Undertake organisational and vocational training as required and share skills with others including mentoring trainees and apprentices

What You will need:

  • A full driving licence and able to drive transit size vans
  • An awareness of Building Safety Legislation, Health & Safety Legislation and Landlord obligations together with a 'safety first' attitude and experience of dynamic risk assessment methodology including CDM 2015 regulations
  • GCSE Maths and English (Grade C or higher)
  • Understanding of the Decent Homes Standard, it's interpretation and application
  • Computer literate, able to use electronic information systems for building management and repair and improvement scheduling
  • A continuous improvement mindset, always looking for better ways to do things
  • IT Skills/Microsoft
