Plans to redevelop former Army reserve centre site in Stoke-on-Trent

Plans for apartments, houses and a gym at the site of a former Army reserve centre in Stoke-on-Trent are set to be approved.
The scheme for 53 homes at the former Army reserve centre off Stonor Street and Waterloo Road in Cobridge is set to go before the council's planning committee on Wednesday 14 May, after the plans were recommended for approval by planning officers.
The applicant, K P Parnell, has plans for a two-storey block containing 14 apartments, a three-storey block containing 25 apartments with a ground floor residents' gym, 14 three-bedroom semi-detached houses, a playground and 55 parking spaces.
The site formerly belonged to the West Midlands Reserve Forces and Cadets Association. The Air Training Corps 235 Burslem squadron was relocated to a new building on Stonor Street in 2020 with the main building later demolished in 2021.
The application states: "The proposal is the construction of 6No. one bedroomed one person apartments, 23No. one bedroomed two person apartments, 10No. two bedroomed four person apartments and 14 No. three bedroomed five person semi-detached houses.

"Apartment block 1 is to be situated on the prominent south eastern corner of the site at the junction of Waterloo Road with Stonor Street, Apartment block 2 is situated to the south west side of block 1 with a gated entrance between the blocks which will be fitted with access control to provide additional security for the occupants.
"To the south west of block 2 is located a separate vehicular access which will be constructed to adoptable standards to serve the housing development.
"The ground floor of block 1 facing onto Waterloo Road is to be used as a resident's gym and activities room with blinds or obscure glazing installed where required."
The officer report recommending the plans be approved said: "The proposal represents an opportunity for a high-quality and sustainable residential development resulting in the redevelopment of a brownfield site in a sustainable location.
"The location has good access to the local amenities as well as Burslem town centre.
"On the whole, and given the Council's lack of a 5-year housing land supply, the application is therefore recommended for approval."
