Plans for over 300 brand-new houses and flats on vacant land in Tunstall have been revealed in a planning application submitted to Stoke-on-Trent City Council.

Mr Wylson, of Mansion House Group Midlands Limited, has applied to the council for permission to build 232 houses and 93 flats on land off Scotia Road.

The 9.07 hectares site is currently cleared brownfield land which was historically used for mineral extraction.

The applicant is proposing a huge property development for the land, consisting of 107 two-bedroom, 94 three-bedroom and 31 four-bedroom family homes.

A total of 36 car parking spaces are proposed for the new development which will consist of 232 houses and 93 flats (Mansion House).

There will also be 33 one-bedroom and 60 two-bedroom 'care at home' flats on the land if plans are approved.

A total of 36 parking spaces are proposed and the new housing units will be constructed out of a mixture of brick and render with UPVC windows and doors.

A planning statement submitted as part of the application states: "The care at home apartments would include design elements to assist the elderly and/or disabled.

"Communal areas will include lounges, quiet rooms, assisted bathrooms, a laundry and a cafe.

"On site nursing care facilities will be designed within the scheme. The care at home model provides the residents with 24hr care provided in accordance with the individual's wishes and level of need.

"The site offers significant opportunities to bring this underutilised area of previously developed land into productive use to create an attractive and sustainably designed residential development in walking/cycling distance of local facilities and services."

A decision is expected regarding these plans in the coming months.
