Fresh plans have come forward for the latest phase of a business park development in Stoke-on-Trent.
Two blocks containing 10 units for industrial, storage and business use are proposed for the previously-developed land to the north of Etruria Valley Business Park.
There would also be 105 parking spaces, including 10 electric vehicle charging stations, if the latest planning application for the 2.42 hectare (5.98 acre) site is approved by Stoke-on-Trent City Council. Access to the site would be via an extension to the Newport Lane Link from the Etruria Valley Link Road.
A planning statement submitted as part of the application said: "The site was subject to a full planning approval of a single industrial/warehouse unit, issued 17 April 2024. Aspirations for the site have now shifted to a multi-let scheme aligned with the applicant's experience in successfully delivering such schemes across the country.
"The application is proposed in full; 10 units are proposed, totalling 6,926.8 m2 of Gross External Area. The units are flexible across uses to cater for a range of occupiers, including those with ancillary trade counters.
"The units are provided in two distinct blocks, separated by parking and service yard areas. Maximum heights are 10.13m and 12.12m for the south and north block respectively.
"A strong landscape buffer is provided to the north and west, with an amenity area to the north. A 10m buffer with the canal is provided, within which no buildings are proposed.
"The proposals will ensure the site delivers economic growth, job opportunities and regeneration in a timely and efficient manner on a brownfield site identified for development."
