Council calls for popular pub campsite to be refused planning permission

More than 170 people have spoken out to support a rural pub's bid for caravan pitches at a popular camping spot – but council planning officers have called for the proposals to be refused permission.
Charlie Bassett's has welcomed families and tourists from overseas and closer to home seeking a stay in the scenic Staffordshire Moorlands. But last year the Dilhorne venue's permit was revoked, following complaints about noise and nuisance behaviour.
An application seeking permission for change of use of land at the back of the New Road pub to a touring caravan site has been submitted to Staffordshire Moorlands District Council. It proposes seven pitches served by an existing access track, as well as seven overflow pitches and a facilities building providing toilets, shower and a washing up area.
The plans are due to be considered by the district council's planning committee at a meeting on Thursday (January 26). But planning officers have recommended the application for refusal because it is considered inappropriate development in the Green Belt.
A committee report said: "It would not preserve openness and would result in countryside encroachment. There would also be harm to the character and appearance of the area and the setting of Dilhorne."
One Dilhorne resident has objected to the plans because of concerns about heavy traffic flow through the village and unmaintained roads and paths, the report added. But the county council's highways department has not raised any objections – and district councillor Gary Bentley said the site would offer an ideal opportunity for local tourism that would support the pubs and shops of the area.
Dilhorne Parish Council has said it neither supports or objects to the proposals. It has requested a series of conditions if plans are approved, including a 28-day limit on stays at the site, no music later than 11pm, no floodlights and no tents.
Staffordshire Moorlands District Council has received 172 comments in support of the plans, as well as 16 making "very similar remarks" to supporters. They have highlighted affordable holiday opportunities for families and that visitors would support the pub's ongoing future, as well as other local businesses, services and attractions.
Steve Collins of Uttoxeter Road, Blythe Bridge, said: "This is an amazing local campsite which brings in much needed economy to the local community and helps improve the village with a thriving business and atmosphere. It should never have been closed in the first place."
Natalie Ward, of Minerva Road, Fenton, said: "This is a lovely (quiet) campsite. The owners are an absolute credit to the area and the best camp site that we have stayed at – even though it's relatively local to home it's a lovely weekend break."
Tamsyn Peake, of Allen Street, Cheadle, said: "This is great not only for Charlie Bassett's but for the local towns surrounding the area. It brings in tourists that the area needs."
